    Lot Cleaning

    Power blowers and wire brooms remove all dust, dirt, and debris. Vegetation is edged out of cracks and seams.

    Oil Spot Priming

    Petroleum stains are treated with a primer so the sealer bonds and doesn't peel off later.

    Crack Filling (if needed)

    All cracks are hot-pour rubber filled before sealing — sealing over open cracks is wasted product.

    Edging & Cut-In

    Hand-applied along curbs, buildings, and landscaping for crisp, clean edges.

    Two-Coat Application

    Spray or squeegee application of two coats with sand-aggregate for slip resistance and durability.

    Cure & Re-Open

    Lot is barricaded for 24 hours then re-opened to traffic, ready for striping.

Every 2–3 years for most commercial lots in North Jersey. Heavy-traffic retail and medical may benefit from every 2 years.

Can you work in phases to keep us open?+

Yes. We routinely phase work across nights, weekends, or sections so half the lot is always open for business.

How long until cars can drive on it?+

24 hours minimum for a single coat, 48 hours for two coats. We barricade and signage the entire area during cure.
