Sealcoating in North Jersey
Sealcoating shields asphalt from UV rays, oil, water, and freeze-thaw damage — extending the life of your lot by years. Our commercial-grade coal tar and asphalt emulsion sealers leave a clean, jet-black finish that boosts curb appeal overnight.
Overview
Asphalt is held together by a petroleum binder that breaks down under UV exposure, oxygen, water, and chemical spills. Once that binder fails, your lot turns gray, brittle, and starts cracking — and replacement runs 5–10× the cost of preventive sealcoating.
A proper commercial sealcoat application restores that protective layer, locks out water, and gives your property a deep black, just-paved appearance. We apply commercial-grade coal tar or asphalt emulsion sealers in two coats for maximum durability on high-traffic lots.

Why it matters
Extends Pavement Life
Regular sealcoating every 2–3 years can double the lifespan of an asphalt lot — turning a 15-year lot into a 30-year asset.
Instant Curb Appeal
A fresh black sealcoat paired with bright striping makes the entire property look freshly built. Tenants and customers notice immediately.
Protects Against Spills
Sealer creates a chemical barrier against motor oil, gas, and de-icing salts that would otherwise eat through raw asphalt.
Lower Repair Costs
Sealed lots crack less, pothole less, and require dramatically fewer asphalt repairs over their lifetime.
Our process
- 1
Lot Cleaning
Power blowers and wire brooms remove all dust, dirt, and debris. Vegetation is edged out of cracks and seams.
- 2
Oil Spot Priming
Petroleum stains are treated with a primer so the sealer bonds and doesn't peel off later.
- 3
Crack Filling (if needed)
All cracks are hot-pour rubber filled before sealing — sealing over open cracks is wasted product.
- 4
Edging & Cut-In
Hand-applied along curbs, buildings, and landscaping for crisp, clean edges.
- 5
Two-Coat Application
Spray or squeegee application of two coats with sand-aggregate for slip resistance and durability.
- 6
Cure & Re-Open
Lot is barricaded for 24 hours then re-opened to traffic, ready for striping.
